Not every project we pour our passion into reaches the finish line as planned, and our recent urban regeneration scheme is a perfect example. Although the planning permission was not granted, the experience offered valuable insights going forward and praise from our client Gloucester City Homes and design team reaffirmed the care and thought taken in our design approach.
The lengthy planning process was a learning curve for all involved and despite the requirement to use some open space to facilitate the regeneration, the design team worked hard to ensure that what was being proposed more than made up for its loss. The final application would have delivered an innovative, meaningful regeneration project that would have benefited the local community and had a long lasting impact for current and future residents. Sadly, in this case, the Council’s decision was to reject the proposals that had been developed over a number of years in consultation with the community, and to leave the area to continue on its struggle, neglected and undervalued.
A Vision for Vibrant Urban Renewal
The project aimed to transform an overlooked part of the city into a lively, inclusive space that balanced housing, green areas, and community amenities. Both our landscape and ecology team developed a public realm that prioritised connectivity, sustainability, and local character – all rooted in thorough community engagement and ecological sensitivity. TLP worked on the proposals for Podsmead regeneration since 2018 and, alongside Quattro architects, developed the scheme from sketches on tracing paper to a full application, including a series of carefully thought out public open spaces, sustainable drainage scheme, recreational facilities, play areas and a bespoke pump track.
Learning and Moving Forward
Urban regeneration is complex and often challenging, but it remains one of the most rewarding fields to work in — with the potential to make real, lasting impact on communities. The Podsmead scheme was a once-in-a-generation opportunity that sought to boost local provisions and opportunities throughout the estate. Whilst the outcome in this case was disheartening, we remain committed to shaping vibrant, sustainable urban places that people are proud to call home.
