Residential Development

Background
The Oakfield project is Nationwide’s first residential development, with a focus on a community led design approach assisted by regeneration experts and facilitators igloo Regeneration. The Landmark Practice was appointed to provide landscape architectural and Building with Nature assessor services in early 2020 as part of the principal contractor’s design team; and is taking the project through to completion on site.
Our Landscape Architecture team has recently provided drawn information for submission to discharge planning conditions and is currently refining the construction package: works started on site for phase one in Spring 2020.
Description
The development is a 200+ residential scheme which includes a ‘community Hub’ and a series of Public Open Space (POS). The key landscape features are:
- A central POS including formal and informal play areas, an amphitheatre for events, seasonal native planting, swales, and footpath and cycle links to the wider neighbourhood.
- A series of semi-private Homestead gardens offering the community a place to meet, grow produce and enjoy. Each includes sensory planting and a series of raised planters set within a tree edged space.
- Well defined hierarchy of streets including trees, planting, and pedestrian orientated spaces.
- The whole development has excellent Green Infrastructure which responds to local context, is visually stimulating and provides an abundance of ecological and biodiversity value.
Client Benefits
Working alongside the contractor and design team, Landmark’s advice has informed refinement of the layout and and ensured that the extensive planting scheme is achievable on site. We are pleased to announce that, following assessment by Landmark, the Oakfield scheme has been awarded the Building with Nature ‘Design Award’ accreditation with an intention to attaining ‘Full’ accreditation on completion.
In 2022 we were also proud to accept the Landscape Institute’s Award for Building with Nature for this scheme.
